Sinyi Jiaxue: Inclusive Pre-Architecture Concept to Build an ESG Benchmark — 2023/09/21

In response to the global trend toward net-zero carbon emissions, the construction industry has increasingly focused on the use of green building materials. Sinyi Development, a subsidiary of Sinyi Group, is no exception. Recently, Sinyi Development launched the Jiaxue project in Xinzhuang, adopting the concept of "Inclusive Pre-Architecture" to consider how buildings designed for long-term habitation—lasting 70 to 100 years—can be preemptively prepared to face future environmental changes. The project also emphasizes community building, aiming to establish an ESG benchmark for the industry.

The Jiaxue project symbolizes the starting point of Sinyi Development's 2030 vision: “To become an industry ESG benchmark through inclusive pre-architecture.” The term "inclusive" reflects Sinyi Group's 40-year commitment to corporate ethics, balancing the interests of six key stakeholders—customers, employees, shareholders, society, the environment, and suppliers—under the philosophy of "You are good, I am good, everyone is good." The term "pre" refers to the concept of preparation and prevention, anticipating future environmental changes.

Mr. Gong Zhonghao, project manager at Sinyi Sales, explained that consumers may be unfamiliar with the term "ESG," but its practical application in project planning can be seen in the Jiaxue project. For example, the use of low-formaldehyde building materials reduces the health risks associated with formaldehyde emissions, while the incorporation of silver-grade paint with diatomaceous earth helps absorb humidity, improve soundproofing, and enhance indoor air quality.

The thermal insulation mortar used in Jiaxue can also effectively lower indoor temperatures by 3 to 4°C. Additionally, the layout features low-sill windows that allow natural light into the building, reducing the need for artificial lighting and consequently lowering electricity consumption. These energy-saving, eco-friendly measures position Jiaxue as a leading example of ESG principles in modern construction.

"We want to ensure that customers not only buy a good house but also find good neighbors and a good community," Mr. Gong said. In terms of community building, Sinyi Development goes beyond just providing housing. During the pre-sale phase, they organize meet-and-greet events, community-building activities, lectures on various topics, and construction briefings. These initiatives help residents get to know each other, gain professional knowledge, and foster community harmony and empathy, with the hope that the positive energy will gradually extend from the community to society.

Mr. Gong also highlighted that Jiaxue is located just a 4-minute walk from the 4,800-square-meter Wanzi Wetland Park, with mature surrounding living functions and commercial areas. With more corporate headquarters expected to move into the Xinzhuang sub-central redevelopment zone in the future, the area’s demand for housing is expected to increase, attracting mid- to high-level executives and business owners.

The Sinyi Jiaxue project is located at the corner of Fuguo Road and Changxue Street in Xinzhuang, covering a land area of 526 ping (approximately 1,745 square meters). The project will consist of 17 floors above ground and 4 basement levels, offering 28, 35, and 43 ping (93.3, 115.5, and 142.5 square meters) units with 2 to 4 bedrooms. The price per ping will range from NT$690,000 to NT$810,000, with a total sales value of approximately NT$2.8 billion. The project is expected to be completed in the second half of 2027.
