Sinyi Development Leads New Projects in Energy Efficiency, Advancing "Inclusive Pre-Architecture" — 2023/12/06

The Institute for Information Industry (III) recently held the “Active Energy-Saving Service Technology Development and Achievement Presentation Conference,” which was attended by representatives from industry, government, and academia. During the event, Sinyi Development, a subsidiary of Sinyi Group, declared 2023 as the inaugural year of its "Inclusive Pre-Architecture" initiative. The company aims to set a benchmark for ESG development in Taiwan by utilizing sustainable building methods and introducing community development practices. One of the key projects, the Sinyi Jiaxin development, is being built in collaboration with the III and the New Taipei City Government. This project incorporates energy-saving hardware and smart energy management systems in both public facilities and residential units. For example, an app allows residents to track their monthly energy consumption for household appliances, such as refrigerators and air conditioners, helping them adjust usage habits and replace outdated, energy-consuming devices to enhance energy efficiency.

Sinyi Development's Vice General Manager, Mr. Li Jiankun, explained that the company's goal is to achieve net-zero emissions by 2030, with the entire Sinyi Group aiming for net-zero by 2050. The construction and development department, as a significant contributor to the Group's carbon emissions, has identified that approximately one-quarter of the emissions come from the "embodied carbon" in building construction (e.g., reinforced concrete), while the remaining three-quarters stem from the "operational carbon" generated once residents move in. Therefore, it is crucial to reduce embodied carbon during construction and encourage residents to reduce operational carbon emissions.

To achieve this goal, Mr. Li emphasized that introducing smart energy systems in new buildings is a key milestone in reducing operational carbon emissions. For example, in the Sinyi Jiaxin project, smart CT current transformers and submeters will be installed in all residential units. With residents' consent to transmit data to the III's backend system, their energy consumption data will be analyzed and reported via an app, allowing residents to monitor energy use for appliances such as refrigerators, TVs, air conditioners, and washing machines. They will also be able to compare their monthly energy consumption with that of other residents in the community, enabling them to identify any unusual energy usage patterns and take corrective actions, such as replacing inefficient appliances.

For public facilities, smart meters will be installed, and the energy data will be sent to a central control room. This data will be used to calculate the community's energy performance indicator (EUI), which represents energy consumption per square meter, and will be regularly shared with residents and the building management committee.

Mr. Li emphasized that, unlike retrofitting older communities, where obtaining approval from the building management committee and residents can increase costs and communication challenges, planning and designing these systems at the initial stages of new buildings makes it easier to implement. As a result, Sinyi Development is taking the lead in demonstrating these innovative approaches to the industry and hopes to inspire other developers to join this movement, creating maximum value for society.
